If a subcontractor's insurance lapses and an incident occurs, the GC and owner can be exposed to significant liability. Tracking insurance certificates ensures continuous coverage, proper limits, additional insured status, and compliance with contract requirements throughout the project.
At minimum, verify Commercial General Liability (CGL), Commercial Auto Liability, Workers Compensation, and Umbrella/Excess Liability. Some contracts also require Professional Liability, Pollution Liability, or Builder's Risk coverage. The template checks each required type against contract minimums.
Best practice is to flag certificates 90 days before expiration with an initial notice, 60 days for a follow-up, and 30 days for a final warning. This gives subcontractors adequate time to renew and provide updated certificates without creating a coverage gap.
